For London landlords and letting agents
How guaranteed rent works
We rent your London property for a fixed term, manage it day to day and pay the agreed amount every month. You deal with one company tenant, not with the people staying there.

We manage the property day to day
We furnish it if needed, manage every stay, arrange cleaning and handle routine upkeep.
You receive rent every month
The agreed rent is paid monthly throughout the term, whether the property is occupied or not.

From first enquiry to a signed agreement
You tell us about your property.
Through the enquiry form, or by email.
We reply within one working day.
Our owner reads every enquiry personally.
We visit.
We always see a property before making an offer. If a visit is genuinely not possible, we agree another way to see it.
We make our offer in writing.
The rent, term and responsibilities we can offer, set out after the visit.
You sign, and your first month's rent is paid.
Nothing is binding until you sign. The first month's rent is paid in advance as soon as the agreement is signed.
Rent every month.
Paid in advance on the same date each month, for the whole term.
If plans change
How long am I committed for?
The term is agreed before anything is signed. Any notice periods and break options are set out clearly in the agreement, so both sides know where they stand.
Can the rent ever stop?
In normal circumstances, no. The agreed rent is paid every month throughout the term. It would pause if serious damage covered by your buildings insurance, such as a fire or flood, made the home unusable, and would restart as soon as the home could be used again.
